Requirements
Must:
- Strong verbal and written communication skills to effectively interact with clients and tenants.
- Ability to provide a high level of customer service, addressing client needs and concerns.
- Capable of negotiating rental terms and resolving disputes.
- Understanding of Scottish property laws, tenant rights, and landlord obligations.
- Industry qualification (ARLA / Letwell) is essential.
- Experience in property management (minimum of 1 year) is required.
- Must have authorization to work in the United Kingdom.
- Proficiency with Reapit Bookings or SME is desirable.
Responsibilities
- Advertise available properties through various channels, including websites, social media, and local advertising.
- Create compelling property listings featuring high-quality photos and detailed descriptions.
- Host viewings for prospective tenants, ensuring properties are well-presented.
- Respond to enquiries from prospective tenants and arrange viewings of available properties.
- Screen prospective tenants through background checks, including credit checks, references, and rental history.
- Negotiate rental terms between landlords and prospective tenants and prepare tenancy agreements ensuring clarity of legal requirements.
- Act as the primary point of contact for tenants, addressing their questions or concerns.
- Mediate conflicts or complaints between landlords and tenants, striving for resolution.
- Develop and maintain good relationships with both tenants and landlords, ensuring a positive experience.
- Handle customer complaints professionally and effectively while providing excellent service to build a solid reputation in the property market.
Description
As a Lettings Negotiator, I am the engine of our rental business — matching people with homes and converting viewings into signed tenancies while protecting landlord returns. My interactions reflect our four core values: respect for clients, tenants, and colleagues; a commitment to professionalism; a results-driven approach; and the determination to get stuck in, persevering and thinking smartly. I offer a starting salary of £28,000, with additional bonuses that may include a performance bonus and quarterly bonuses. Our workplace thrives on a values-led culture that recognizes effort and results, along with quarterly company meet-ups. This is a full-time, permanent position based in Edinburgh, and I do not require weekend work. We also provide benefits such as company events, a pension scheme, and sick pay.
